You’d be surprised how many times I’ve had clients buy a new home THEN call me saying they want to do all these additions/renovations just for me to walk around the property and tell them, “Yeah we can’t do that in this condition.”
Many buy houses that had illegal built additions that need to be either brought up to code or demolished/redone. Decide to change things themselves to portions of the house that were grandfathered in, but now need to be redone to meet code. Or, my favorite, want to build till the edge of the property next to the neighbors just for me.to tell them that’s against National Fire code and I don’t wanna piss off the fire marshal.

I believe the people at the state land dept have a lot of culpability in this debacle. I believe almost all unless your living under a rock knew that AM had intent for at least 2 months to bid on the land, where the hell were the people from the state during this time- vacationing – no one could bring to attention what was exactly needed. Experience has taught me you rarely get same answer when asking a question of government entities.
Idon’t think anyone from State or city of a Phoenix would be turning away revenue if that building was there. No around here; they would be front & center bragging about the win in revenue.

Reading Morgan’s posts on X it appears they didn’t even have a zoning lawyer up to this point. Seeing Rich Nairn chime in was telling. His buddy Dunaway has some good insight as well
